About Ratably

Last updated 26 September 2026

A small company in Denver that checks whether a landlord's year-end bill matches the lease it is supposed to follow.

Why this exists

Once a year, a commercial tenant gets a reconciliation statement: a page of totals for maintenance, taxes, and insurance, with their share at the bottom. The lease that governs what may appear on that page is forty pages long and was signed years ago by someone who may no longer work there.

Most tenants pay it. Checking it properly costs more in professional time than the amounts usually in question. Ratably does the arithmetic for five of the most common tests, so a tenant can see in minutes whether a closer look is worth paying for.

What we are not

How your documents are handled

Your PDFs are never stored. We read the lease, then delete the file, and you decide each time what we keep from it: nothing, or the figures your check uses. You can reopen or delete what you keep from your account. The text goes to Google Cloud under terms that forbid training on it, with logging and caching switched off for our account. The detail is in the privacy policy.

How the engine is tested

Today the calculation engine is covered by an automated test suite, and every finding it produces shows the arithmetic behind it so you can check it yourself.

What we do not yet have is a labelled set of real leases and statements with known answers, measured end to end. Until we do, we make no claim about accuracy or about how much money Ratably finds — and you should treat any vendor who does make such a claim, including us, as owing you their method.
