Ratably for landlords

Run the tenant’s check on your statement before you send it.

Ratably runs five tests on a year-end CAM reconciliation against the lease terms. Tenants run it after a statement arrives. If you prepare statements, you can run the same tests first.

Check a statement, free

The five tests

  • The cap on controllable costs.
  • The management fee limit.
  • Capital items billed in one year.
  • The pro-rata share.
  • The vacancy gross-up.

Five tests on the figures you enter, and not every line on a reconciliation statement.

What you get

  • Each item a tenant’s check would question, with the arithmetic.
  • What to change, or what to show, before the statement goes out.
  • A report to keep with the file, as a PDF, a Word document or a web page.

The same arithmetic, whichever side runs it.

What it costs today

The 60-second check is free and needs no account. The report needs an account. Having Ratably read a lease for you uses a check; the prices are on the pricing page.

For the 2026 statements: Ratably plans to open statement preparation in January 2027. It will prepare each tenant’s statement from your leases and your expense ledger, for the lease structures it supports, and show you what a tenant’s check would question before you send anything.

Reserve a building for $349, five for $1,495, or ten for $2,450. Full refund any time before your first statement is generated, and automatically if this is not open by 31 January 2027.

We never store your PDFs. Google, which reads their text for us, does not train on it, log it or cache it.
