How it works
From your lease to a file you can act on
Every finding shows the arithmetic behind it, so your broker, CPA, or attorney can check it in a minute.
Upload your lease
One PDF, with its amendments — scanned PDFs work too. It is read in memory, never written to our disks, then deleted. You choose whether we keep nothing or the figures.
We read the terms out of it
Your square footage, the base year, the caps, and how they compound. They go into the check, where you can correct any of them against your own copy.
You enter the figures from the statement
What you were billed for the year. We do not read your reconciliation statement — you type those figures, and the five tests run against the lease terms above.
You decide what to do
You get a report you can hand to your broker, CPA, or attorney, and a draft letter asking the landlord for backup. You send it, under your name.
